Since 4th January 2009 it has been law for the vendors of businesses and owners of commercial properties to provide an Energy Performance Certificate.
This certificate ( EPC ) has to be made available to a prospective purchaser or tenant when marketing commences and before any viewings.
Fortunately EPC’s are valid for ten years and apply to both leasehold and freehold premises. The penalty for failing to produce an EPC is 12.5% of the rateable value of the property, subject to a minimum penalty of £500, capped to a maximim of £5000.
